北岛无名小镇房价涨幅雄冠全国,奥克兰两个中产区的市场表现全国垫底

Kawerau是北岛一个默默无闻的小镇,但因为临近Rotorua和陶朗加,去年出人意料的称谓新西兰房价涨幅第一的地方。
CoreLogic的数据显示称,这个只有6800人的小镇,去年房产中位价虽然只有23.05万纽币,但涨幅却超过了25%。
Wairarapa和Featherston 则紧随其后,房价上涨均超过20%。奥克兰和基督城这样的大城市不但与二三名无缘,实际上更是跌入全国倒数前十。
位于奥克兰西南部的Parau和邻近的Laingholm是表现房产市场最差的两个地区,房价跌幅超过5%。

Kawerau的市长Malcolm Campbell说,新居民的迁入和房价的上涨,就像一股清新的新鲜空气。
由于Kawerau的房价便宜,在房价昂贵的奥克兰和陶朗加,不停的有退休人员迁居此地。现在Kawerau生机勃勃,旅游业也开始兴旺,两个木材厂也计划扩建。
在未来的一两年内,小镇预计会产生1000个就业岗位。
以往奥克兰房价贵的时候,人们会选择卖掉房产去陶朗加买海景房。随着陶朗加的房产可负担性下降,Kawerau又成了房产市场的宠儿。
而在全国最重要的房产市场奥克兰,随着市场遇冷,房价开始下跌。
CoreLogic的研究分析师Kelvin Davidson以北岸的Schnapper Rock和东区的Flat Bush为例,这两个地区的市场表现也进入了全国倒数前十。
Schnapper Rock的房屋价值从一年前的142.33万纽币下降至136.07万,跌幅4.4%。Flat Bush的房价则从107.03万纽币下跌3.1%至103.71纽币。
