We are moving out of town and are looking for someone to take over what has been our home for the past 3 years. This home and community have been a pleasure to live in, and we hope the new owners will love this place as much as we have.

This comfortable townhouse, a relatively new 2021 build, is very well insulated (walls, windows and ceiling) and contains heat pumps on each level. The morning sun comes in to warm the backyard and master bedroom, and sets on the roadside. An open floor plan allows for a pleasant breeze to run through the ground floor during the summer, and the upper floor windows all include window stops to keep your kids safe.

The bedrooms all fit double beds easily, and the spacious wardrobes allow you to keep the floors neat. The bathroom is conveniently located central to the bedrooms, with an extra toilet down on the ground level. You can worry a little less about your water bill due to the toilets and laundry water being supplemented with captured rainwater.

The kitchen is well supplied with cupboards, and a pantry set under the stairs. An electric stove and oven, along with a double drawer dishwasher are included.

Double blinds (shades and blackout) ensure privacy and an easy midday nap at your convenience, while the intertenancy walls are well soundproofed with a Sound Transmission Class rating of 58.

The backyard is great for a small animal to explore, for kids to kick a ball around in, for you to entertain your guests with a barbeque, or for growing your own plants. A garden shed provides extra storage for your outdoor tools. An extendable washing line ensures that you can hang out your clothes, then open up the backyard again once you're done!

Ivy Nola Way is its own little community, and the title is part of a Resident's Society. This means that common areas are upkept by the Society, and you'll be able to catch up with the neighbours with the occasional communal barbeque. The annual levy for the Resident's Society has thus far been ~$850, and an AGM is held each November to discuss the budget. The quiet space and convenience is great for professionals, and families with children will enjoy living here with great support in the wider Henderson community.

You have your pick of transportation to the city. You have a dedicated park on the private road, and plenty of street parking available on Bruce McLaren Road. The 154 bus stops practically outside your door, and it's an easy walk, cycle, or drive to the Sunnyvale train station.

There are large communal skips for your rubbish and recycling, as well as a food waste bin. All are collected weekly.
