What many class as a bull factory. 174ha effective (more or less) intensive cell grazing system, consistently wintering over 1400kg LWT/ha or north of 580 x R2/R3 cattle. Held in six titles, the bare land block is predominantly flat/undulating in contour with a small amount of steeper sidling's and pockets of bush.

Dairy farm like fertility, Mairoa ash soils, with pH levels ranging between 5.6 and 5.8. Olsen P levels range from 23-46. Good source of limestone gravel crushed from ex-lime quarry on farm.
