The property is part of the catchment area known as Lake Hawkins which includes the area of reclaimed estuary upon which the Invercargill Airport is located and its low-lying surrounds where flood alleviation works have been constructed to reduce the likelihood of flooding. However, Rule NH-R1.1 of the District Plan requires a discretionary activity land use consent for any new dwellings in this area even if the minimum floor level is complied with, so it should not be assumed a land use consent will be granted.

Although the property is subject to certain restrictions, the vendors have taken account of the situation when setting the asking price.
