The Waipupuke sub-division is a new greenfields 56 ha development in Drury West.
The sub-division has only two residential zones - Townhouse & Apartment Buildings (THAB) and Mixed Housing Urban (MHU). The sub-division is located in Drury West between SH22 (Karaka Rd), Oira Rd and Jesmond Rd. It is included in Stage 1 of the Council approved Drury-Opaheke Structure Plan Area. It is approximately 1.5 kms from the Drury SH1 interchange.
The site is blessed with a ridgeline and easy contours with views of the Hunua Ranges and Manukau Harbour waterways (will depend on the height of buildings). The sub-division master plan will create:
? 771 MHU lots with minimum lot size of 300sqm
? 39 THAB lots with minimum lot size of 1200 sqm
? 2 parks - one of which is a 3 ha park
? 2 childcare centres
? A neighbourhood centre
? A commercial/retail/service centre
? 6 Stormwater parks
The Neighbourhood Centre will include extensive medical facilities including a General Practice/A&E and a specialist centre. It will also include various retail outlets such as a superette, liquor shop, food outlet, gym, café and a planned hotel.
The development will have modern infrastructure and services, supported by upgraded transport, including rail facilities, fibre network, potable water and wastewater systems. Government has recently announced its commitment and
investment in two nearby rail stations - Drury West and Drury Central that will service Waipupuke.
Waipupuke will provide superior amenities with extensive public places including walkways, parks and public amenities. Ministry of Education (MOE) has acquired land to build a college on Jesmond Rd which is in walking distance from Waipupuke. Ngakoroa Primary School (Now Open) is also a very short distance from Waipupuke.
Waipupuke aims to create a diverse and vibrant community that will enjoy the unique natural landscape encompassing extensive blue and green corridors.
Waipupuke has 4 Stages with Stages 1-3 being developed starting end of 2022 with the first titles expected in the first quarter of 2024 and completion of Stages 1-3 in 2024. THAB and MHU sections in Stages 1-4 are selling fast.
