Currently running sheep and dairy support inconjunction with neighbouring land.
Located some 5km from the centre of Balclutha, this property could run as a grazing block for sheep and beef and would suit a forestry component. There could also be an option (subject to consents) to extract gravel with a seam of rock apparent on the front side of the property. Altitude ranges from circa 50 to 200MASL. Rainfall approximately 1000mm per annum.
The property has road frontage access from Clutha Valley Road. Subdivided into circa 32 paddocks in mainly permanent fencing with the main gullies fenced, with one main access track running through the property. Stock water is provided from the Balmoral 2 water scheme which will be reallocated when the subdivision of the house and shed takes place.
There is 8.1 hectares of 28-year-old trees on the property currently not registered in the ETS.
A fertiliser program is in place with some soil tests available upon request.
