Whitikahu "Lake Farm Dairy"

This 102 hectare (more or less) dairy unit is located in the heart of Whitikahu, adjacent to the Whitikahu School. The longstanding sharemilker is retiring and the absentee owner said "I will not be employing another sharemilker so the farm must be sold".

The contour is mostly flat with a small portion of gentle rolling clay loam at the front of the property housing most of the buildings and the balance is fertile peaty loam. Milking around 250 cows, production last season was 101,426kgMS with chicory and maize grown on farm and 150T PKE purchased. All young stock are grazed off farm. The 20 aside dairy is set back into the farm and has a PattonPak water chill unit and a 5,700 litre milk silo.

Water is sourced from a bore near the dairy with a submersible feeding to a manacon tank and pressure fed around the farm. An inline dispenser is used for minerals with a separate water line to the dwelling. Effluent from the dairy is gravity fed to two unlined ponds which are emptied by a contractor when required. A drop test is available. Shedding is by way of a 4-bay enclosed gable shed at the dairy plus a 2-bay half round barn. Near the dwelling is a large gable shed with lean-to for machinery and calf rearing. A gable barn is located near the rear of the property and newly constructed concrete PKE/fertiliser bunker is handy to the dairy.

The dwelling has four bedrooms, two lounges, a freestanding fire, colorsteel roof and a roughcast exterior. A double garage is adjacent to the dwelling with a further double garage nearby.

A large duck pond and wetland area of approximately 5.5 hectares is fenced off and may be used for recreational purposes.
