The vendor has instructed us to sell the rear 40 hectares of an 80 hectare block currently being sub divided.
There are no structures on the property and recently the vendor the entire 40 hectares although in the past the land was utilised for dairying.
There is possibility he will lease back the land for a period of at least 3 years and would use his own water supply from a bore located on the front 40 hectares and within the lease, manage the property in a good and husband like manner, fertilize the land, control weeds etc. and generally look after the property like it was his own.
There is town water at the gate, but if you wish to terminate the lease you would need to drill your own bore (presumably solar power) or enter into an agreement with the vendor for future use.
The soil is consolidated peat which is ideal for crops. The land is flat with no trees. The sub-division is currently being processed with a surveyor which we understand is not far from completion. The power is about 200 metres from the proposed boundary and the city boundary is just up the road along with the schools close by.
Because of the location this property is ideal for grazing or cropping it is well worth an inspection.
