Could also be a private space for bringing back those swingers parties but you didn’t hear that from us.

Indoor/outfloor flow is sorted, and a giant deck in the fully fenced backyard means you’ll get to make the most of the long summer days in Palmy.

We’ve even got location locked down - a few minutes walk from Ahimate Reserve, great river walks and a dog park so throw on your lulelemon, grab a matcha collagen smoothie and work it baby. Or increase the smugness in your soul by cycling - it’s faster by bike than by car to Massey on the nearby cycle path and over He Ara Kotahi bridge, and it’s a quick easy ride to town. My carbon footprint? Lighter than my wallet after buying overpriced organic granola.

If kids are in your family you’re in luck as getting them to school in a timely fashion just got infinitely easier with Riverdale Primary and Awatupu College both easy walking distance. You can literally toss your kids out the front door when you’re running behind. Disclaimer: please don’t toss your kids.

Two heat pumps and a gas fire keeps the home cosy in the winter and the sun-filled living areas … well they just make you feel safe and loved even if the world is going to hell in a hand basket.
