A large block of land is situated in the heart of Waipapa, close to Kerikeri, with an entrance off Waipapa Road. Most of the zoning is Rural Living, the same zoning as other developments in the immediate area, such as Blue Marlin, Pathways and Silkwood Lane. Rural living allows section sizes to be 4,000sqm subdivided as of right or 3,000sqm with planning permission. Some of the land closer to the river is rural production.
Being one of the larger pieces of land close to town that is available, future owners might consider retirement village options or development. At the start of the land is a large man-made lake, a picturesque area with swans and other wildlife. An outlet from the lake goes to a waterfall. The northern boundary is the Waipapa River.
Future owners could continue to farm the site with free-draining soils and good fencing or develop the property for housing or other uses including public use. If the land was developed, residents could enjoy short walks around the lake or larger ones around the lake and down and along the river.
