We had an executive residence on a lifestyle block in Ardmore and we initailly engaged the services of a 'high-profile' agency that sold us on spending thousands of dollars on a marketing campaign with promises of big offers at the end.Five months later the results werent forthcoming,with no accepatble offers and a general dissatisfaction of service.James' name was passed on to us so we made contact.James came to our home,made some professional observations on what wasnt working for us & suggested we try his way of selling.We paid a minimal amount for marketing (under $200) and in the first week had more serious purchasers through the house than the previous agent in the entire time they had the listing!!!..Within a couple of weeks ,James had a serious offer on the table that exceeded our expectations.After a short due diligence ,our home went unconditional & was sold!!!-We highly recommend James to any potential vendor.James acted with integrity & is very professional,thorough,straightforward & honest,with a different philosophy about marketing that achieves results.He communicates well & kept us informed throughout the whole process.We certainly appreciate everything he did for us.Thankyou James!

"I feel I need to write to tell you how much I appreciated all you did for me in my time of need.Selling ones property when being alone is no mean feat....I have to say too that your attention to detail,while marketing my property on Redman Rd Hunua was exceptional to say the least!.Your attention to details on each Open Home had to been seen.Plus how many agents would come and waterblast ones decks and garden fence? 'We first engaged James to sell our lifestyle property in Hunua around 4 years ago where he did an excellent job,in a declining market,to having the property 'unconditional' within the first week.Approximately 6 months ago we decided to sell our lifestyle property in Waiuku and after selecting 2 other loacal agents to offer us separate proposals to market and sell,decided to go outside the norm and engage James again to sell our property from outside the immediate area.His integrity,honestt and ability to market brought us an unconditional sale within a whisker of our registered valuation within the first month.The sale has gone through smoothly without any problems whatsoever due in part to James' communication with Buyer and Seller.Buying and selling a property can be a very stressful encounter where you place alot of trust in your agent (a point to note is that one of the other agents we asked to place a value on our property was over $100,000 out).We would highly recommend James to anyone selling and would definately use his services again.
