2016 is now behind us and 2017 has begun with strong interest from both investors and tenants.
My father always said "there are people who make it happen, People who watch it happen, and those people who wonder what happened."
For me this sums up the current state of the market.
I have been in the fortunate position of being able to assist clients wanting to make positive changes in their business. Including tenants moving to bigger more modern buildings, or taking control and purchasing their own properties.
Several of my investor clients took the opportunity in 2016 to move up from older small properties into modern well leased buildings. While the returns were around 6% or less, they were able to secure quality assets with enduring value.
We are still able to secure investments returning around 8% for those clients who want to work with an investment which is a little more hands on.
It was a great year for matching opportunities.
I am always seeking opportunities to add to my stock of genuine listings and match these with prudent investors and owner occupiers.
The leasing market is competitive. Drive by a short supply of industrial buildings and increasing demand for quality office space. I have been able to achieve some very pleasing results for our landlords.
